What Is It

Skim Jaminan Kredit Perumahan (SJKP) is a government-backed housing credit guarantee scheme. It assists first-time homebuyers who do not have fixed income slips (e.g. gig workers, freelancers, small business owners, farmers) to secure home financing from participating financial institutions.

Who Is Eligible

  • Malaysian citizen aged 18 and above.
  • Non-fixed income earners (such as freelancers, e-hailing drivers, micro-entrepreneurs) or fixed income earners (subject to bank review).
  • Monthly income of RM1,000 and above.
  • Must purchase their first residential home (either new launch, sub-sale, or completed property).

  • Latest 6 months' bank statements showing income intake.

  • Step-by-Step Procedure

    1. Choose Property: Find a residential property priced up to RM400,000 (or up to RM500,000 under latest budget schemes). 2. Visit Bank: Approach a participating bank branch (e.g. BSN, Bank Rakyat, Agrobank, Maybank). 3. Request SJKP Guarantee: Request a mortgage application linked with the SJKP guarantee scheme. 4. Submit Income proof: Provide bank statements showing regular deposits as proof of income. 5. Bank & SJKP Review: The bank assesses credit and forwards the application to SJKP Berhad for review. 6. Approval & Loan Issue: SJKP issues the guarantee letter, and the bank approves the loan.
