# State Low-Cost Housing (Rumah Selangorku)

What Is It

Rumah Selangorku is an affordable housing scheme initiated by the Selangor State Government and managed by the Lembaga Perumahan dan Hartanah Selangor (LPHS). It regulates the construction of affordable houses by developers to help low and middle-income families in Selangor own their first home.

Who Is Eligible

  • Malaysian citizen aged 18 and above.
  • Residing in Selangor or registered voter in Selangor.
  • Maximum monthly household income is capped based on the category (e.g. Type A: RM3,000 and below; Type B/C/D: RM3,001 to RM10,000).
  • Applicant (and spouse) must not own any residential property in Selangor.

    • Required Documents

  • Copy of MyKad (applicant and spouse).
  • Copies of birth certificates or MyKid of children.
  • Latest 3 months' salary slips and latest 3 months' bank statements.
  • Latest EPF statement.
  • Marriage Certificate or Divorce Certificate.
  • Income declaration form verified by a Commissioner of Oaths (for self-employed).

    1. Access Portal: Visit the official LPHS portal. 2. Create Account: Register using your MyKad. 3. Choose Project: View active Selangor housing projects and select one matching your income type (Type A, B, C, D, or E). 4. Upload Info: Submit digital scans of all salary and identity documents. 5. Selection Ballot: Applications are evaluated using a merit-point system. Approved applicants receive an offer letter. 6. Loan & SPA: Secure a bank loan and sign the standard SPA with the developer.

  • Cost: Free registration. Property prices range from RM42,000 (Type A) up to RM250,000 (Type E).
  • Processing Time: Bidding selection processes take 3 to 6 months depending on project demand.

    • Important Notes

  • Rumah Selangorku buyers are subject to a 5-year transfer moratorium where they are legally barred from selling the property during this period.
