What Is It

This EPF withdrawal scheme allows KWSP members to utilize savings in Account 2 (Akaun Sejahtera) to pay their monthly housing loan installments directly to the financing bank. This helps reduce the monthly cash outflow burden of homebuyers.

Who Is Eligible

  • Malaysian citizen or Non-citizen EPF member.
  • Has savings in EPF Account 2.
  • The member must be the buyer and the borrower of the housing loan.
  • The housing loan must be active with a recognized financial institution or government body (LPPSA).
  • Required Documents / Information

  • Housing Loan Statement: Current year statement showing monthly installment amount and loan account number.
  • SPA & Loan Agreement: Copies (only required for the first-time application registration).
  • Bank Account Details: Crediting bank details.
  • Step-by-Step Procedure

    1. Portal Login: Log in to the i-Akaun KWSP portal or app. 2. Withdrawal Request: Navigate to the 'Withdrawal' (Pengeluaran) tab, select 'New Application', and choose 'Monthly Housing Installment'. 3. Enter Details: Select the financing bank, input the loan account number, and specify the monthly withdrawal amount (cannot exceed the bank's monthly installment fee). 4. Biometric Verification: Visit the nearest EPF kiosk or counter for biometric verification (if requested for first-time security checks). 5. Auto-Disbursement: Once approved, EPF will automatically transfer the specified amount monthly from your Account 2 directly to the loan bank account on a set date.
